Nothing. RecraDroom works on a no cure, no pay basis. The buyer pays the commission; you as the seller pay nothing.

What is the difference between costs payable by the buyer and free of transfer costs?

Costs payable by the buyer (k.k.) means that the buyer pays the additional costs such as notary fees and land registry charges. Free of transfer costs (v.o.n.) means that the seller bears these costs.

When buying a holiday home, do you also buy the land?

That varies by situation. You can buy a holiday home including the land, but it is also possible to rent the land or obtain it on a long-lease (erfpacht) basis. We would be happy to advise you on the best option.

Do I need to set up a company if I want to let my holiday home?

Accepted Answer

No. As a private individual you can apply for a VAT number without a Chamber of Commerce registration. This way you can reclaim the VAT in your VAT returns, usually on a quarterly basis.

When can I reclaim the VAT on the purchase of a holiday home?

Accepted Answer

You can reclaim the VAT if you make the holiday home available for letting, and the property is let for at least 140 days per year. Our advisers would be happy to explain this to you further.

In which tax box does a holiday home fall?

Accepted Answer

Letting income from a holiday home falls in box 3 (income from investments and savings). The tax is based on a notional return on your assets, not on the actual rental income.
